As of July 1, 2024, the Affordable Rent Act ties the maximum rent to the WWS point system, determining which rental category your property falls into: social rent, mid-rent, or the free sector. Here are the three categories:

  • Social rent (≤ 142 points): Rent is capped with housing allowance eligibility.
  • Mid-rent (143-186 points): Capped rents aimed at middle-income tenants.
  • Free sector (≥ 187 points): Rent is freely determined without regulation.
